After we plan the space, then we bring in the big guns.

Nope. Usually, starting with a designer is best. If you work with a designer to fully understand your project’s scope, contractors’ estimates will be much more accurate. No one likes costly surprises!

Yes. Purchasing materials prior to demo expedites the process. Also, waiting on materials to arrive may incur fees from your contractor.
